We deal with a LOT of lenders, and there are a myriad of specials available at any given time ~ rate specials, appraisal reimbursement, cash-backs, free legal and many more!
Appraisals
This is an ongoing promotion in which I reimburse ALL my clients for all residential mortgage appraisal fees once the deal has funded. It’s my way of thanking my clients and showing them how much they are appreciated. If an appraisal is not required, then I will instead provide an equivalent cash-back shortly after funding. Some conditions requiring minimum mortgage amounts and terms do apply, enquire for details.
Free Legal
Many lenders offer complimentary conveyance on a straight switch or transfer of a mortgage. So, when your mortgage is up for renewal, and you do not require the addition of any additional funds (that’s called a Refinance, by the way!), then it does not cost you anything to switch/transfer to a new lender that is perhaps offering a superior rate, better terms or exceptional customer service. This is available all the time, and is not a limited time promotion.
Free Legal #2
There are several lenders that are currently offering Free Legal packages on Refinances. Refinances are considered a complete re-negotiation of a mortgage, as opposed to a straight switch or transfer (see above). This is a limited time promotion.
Inexpensive Legal
Many lenders have bulk-agreements with national conveyance/legal corporations, and can offer packages that are substantially below those offered in the community. This is often priced below $500 for a refinance, and they come directly to your home days, evenings and weekends. Enquire for details.
Realtor Referrals
If you haven’t chosen a realtor yet, I work with several that offer a number of ‘value adds’ to their client that help you keep costs down. Depending on what area you are in, and whether you are buying, selling or both, I can often refer you to someone that offers complimentary home staging, or legal, or moving company credit, or home inspection. It varies from realtor to realtor, so depends on your geography and personal situation.
